The Land - 265 acres (107.25ha) of 1st year grass leys available as mowing grass for the 2026 season in 4 lots to let by informal tender.

Lot 1 - Approx. 46 acres (18.62 ha) - Variety Winter Star II
Lot 2 - Approx. 92 acres (37.23 ha) - Variety Winter Star II
Lot 3 - Approx. 76 acres (30.76 ha) - Variety Winter Star II
Lot 4 - Approx. 51 acres (20.64 ha) - Variety Winter Star II

Tenders - The closing date for tenders is 12 noon on Thursday 19th March 2026.

Payment - 50% of the tendered amount will be due within 5 days of acceptance of offers with the remaining balance due on the 1st July 2026.
The tendered amount will be due in full within 5 days of acceptance.

Tenders to be submitted on the attached Tender Form.

Mowing Licence - The land will only be let to the successful purchasers for the 2026 season. The agreement will end on the 15th August 2026.

All Purchasers will sign Symonds & Sampson LLP's standard Conditions of Sale for purchasing Mowing Grass or Grass Keep.

Access - For Lots 1-4 from Podimore roundabout take the A37 north for 1.4 miles before turning right onto Cary Fitzpaine Road.

Lots 1 and 2 are located along the hard standing track immediately found on the left-hand side.

Lots 3 & 4 continue straight and these will be found on the right-hand side opposite the grain store.

Fertiliser - The vendor will apply digestate at 30m³/ha or 189kgs of Nitrogen prior to each cut of grass. It is intended that the successful purchaser will take 3 cuts during the mowing licence period.

The Vendor shall claim all subsidy and environmental payments, and the purchaser shall have no other rights over the land.
