DESCRIPTION
A delightful two bedroom semi-detached house with private low maintenance garden, parking and within reach of the centre of Wells. The house is presented in immaculate order throughout, and would make a fantastic first time or investment purchase.
Upon entering the house is a spacious entrance hall with space for shoes and coats along with a boiler cupboard. The sitting/dining room is open plan with an electric fire as the focal point and a lovely south westerly aspect over the private gardens. The kitchen comprises a range of fitted units with a built-in fridge/freezer, gas hob, electric oven along with space and plumbing for a washing machine.
To the first floor are two bedrooms, one being a spacious double with a built-in storage cupboard, along with fitted wardrobes. The second bedroom is currently used as a nursery but has previously accommodated a single bed. The bathroom comprises a bath with shower above, toilet, wash hand basin and heated towel rail.
OUTSIDE
A wooden gate opens into the private gardens of the house, all laid to paving which makes it very low maintenance and perfect for outside furniture. It has a south-west aspect so is sunny for most the day. Within the garden is a soundproofed studio, installed in 2022, and makes for a perfect garden office. There is one allocated parking space for the property which is situated a short stroll down a path to the side of the house with plenty of additional on road parking close by.
LOCATION
The picturesque City of Wells offers a range of local amenities and shopping facilities with four supermarkets (including Waitrose), as well as twice weekly markets, cinema, leisure centre, a choice of pubs and restaurants, dentists and doctors, several churches and both primary and secondary state schools.
There are also many highly-regarded independent schools (Prep & Senior) within easy reach, such as All Hallows Prep School, Downside School, Wells Cathedral School and Millfield School. For those travelling by train, Castle Cary station (which has direct services to London Paddington) is situated only twelve miles away.
