Description

For sale by public auction. Tuesday 18th June 2024, 12pm. The Theatre, The Royal Bath and West Showground, Shepton Mallet. Bidding in person, by proxy or via livestream. Auction guide price £60,000 to £80,000*. A lovely level paddock of 4 acres of pasture land.

Description

Located close to the outskirts of the town of Frome lies this lovely parcel of 4 acres of level pastureland.

The land is entirely level in aspect and is enclosed to each side with mature hedges and trees. A good, gated access is provided from the road to the south.

Paddocks such as this, in close proximity to the town don’t come to the market very often, making this a wonderful opportunity. Subject to gaining the necessary consents the land would be ideally suited to a conservation use, a small holding, pony paddock or something similar.

Rights of way

There is a single footpath running through the land as shown by the broken green line on the location plan.

Planning

The land will be sold subject to an existing uplift clause.  Full details of which will be contained within the auction pack.

Completion

Completion has been set for Tuesday 16th July 2024 or earlier by arrangement.

Local Council: Somerset

Services: There are no services connected to the land. Interested parties must rely on their own enquiries regarding any services and making a connection into them.

VAT: The purchase price is not subject to VAT

Viewing: At any reasonable time on foot with a set of the sale details.  What3words: recapture.treble.satin

Tenure: Freehold and vacant possession.

Registering to bid and Administration fee

If you are successful in purchasing more than one lot, we will contact you following the auction to take subsequent payments for additional lots bought. All checks required by current anti-money laundering legislation must be satisfactorily completed, as part of the registration process before prior approval to bid will be granted; this will include providing proof of funds.
