Description

8 Horn Street in Nunney is a truly spectacular cottage which has been lovingly and sympathetically updated whilst retaining many charming features you would expect of a house of this age. Set within a popular and elevated part of the village, the cottage is just a short stroll from the Castle, the duck pond and the village pub.

To the front of the cottage is a very well proportioned and impressive living/dining room which features exposed beams, flagstone flooring and an inglenook fireplace with a Morso wood burner. Open planned with the living room is the dining area which provides ample space for a family size table and chairs. The kitchen is another naturally bright space with dual aspect windows. There are a range of wall and base units, an integrated cooker with hob, room for further appliances and benefits a small pantry. The windows are recently installed heritage double-glazed windows that bring in plenty of natural light.

There is also a downstairs shower room/utility room and a study on the ground floor.

On the first floor there are three bedrooms and a family bathroom. The master bedroom is a great size, includes lot of fitted storage and overlooks the garden

OUTSIDE

To the side of the house is a single garage with driveway parking for two vehicles in front. The gardens lie to the rear and are an excellent size and fully enclosed, pet and child friendly. A set of steps from the kitchen area lead up to a patio/seating area, ideal for al-fresco dining. Beyond is a good size level lawn bordered by plants, shrubs and mature fruit trees and enclosed with attractive stone walling. The garden is south-facing and enjoys sunshine throughout the day.

There has been a previous planning application to convert the garage into a garden entertaining space and home office.

AGENTS NOTE.

Our vendors have made us aware that they have previously had Japanese Knotweed in the garden. This has been treated and monitored. A recent survey was carried out in spring, which is the main growing season, and found no knotweed in evidence.

LOCATION

The ever popular and sought-after village of Nunney is situated approximately three miles from Frome. The moated ruins of the castle dating back to the 14th century attract visitors all year round and the brook that runs through the centre of the village borders some of its properties. There is a school, local convenience store, cafe, a post office two days a week and a public house. Longleat House and its Safari Park are within a fifteen-minute drive and the village itself borders fields and attractive walks. Babington House is also nearby. The Georgian city of Bath and its University are within easy commuting distance, as is Bristol. The towns, villages and countryside around provide an excellent range of social and leisure activities for the sportsman and countryman alike, with excellent walking and riding on the adjoining estates of the Duke of Somerset and Stourhead, offer riding permits.

VENDORS COMMENTS

We have lived in Nunney as a family for over 12 years and it’s been the best place to raise our children. Horn Street is a community within a community where the neighbours are friendly and everyone looks out for each other. Nunney has lots of unique events including the famous annual Street Fayre and Easter Duck Race. The village is very peaceful and at night the only sounds are the river and owls hooting. There are many beautiful walks in the countryside from your doorstep. We’ve had lots of happy times walking the children across the fields to school and playing in the river on the way home. Nunney is a special village and truly a wonderful place to live.
